UPSTAIRS
The great room centers on a stacked stone gas fireplace and flows into a chef's kitchen with a quartz waterfall island and a dining table for the whole group. Slide the doors open to the upper deck for grilling and string lit dinners under the trees. The primary suite offers a king bed, vaulted ceilings, a private sitting area, and a spa style bath with a freestanding soaking tub and glass walk in shower. A second upstairs bedroom offers a queen bed with its own upstairs bathroom.
DOWNSTAIRS
A second living area with foosball and a wet bar opens straight onto the lower patio and fenced backyard. It is its own separate hangout space, complete with a twin trundle daybed for extra kids' sleeping. A queen guest bedroom and the bunk room round out the level, along with a full bathroom.
OUTSIDE
The fully fenced backyard is built for long Tahoe evenings: a gravel fire pit lounge, picnic table, hammock, volleyball net, and yard games, all wrapped in tall pines.

WINTER DRIVING
South Lake Tahoe winters can bring snow and icy roads. Tire chains or 4WD/AWD may be required, and mountain pass or resort access can occasionally be delayed by weather. Weather delays are outside our control and are not eligible for refunds, so trip insurance is a smart add for winter stays.
GOOD TO KNOW BEFORE YOU BOOK
A $750 refundable damage hold is required before check in. It is collected through our guest portal, separate from your booking payment, and requires a card on file. This is an authorization, not a charge, and it releases after checkout with no damage. Check in instructions and your door code send automatically once this step is complete.
The primary guest must be 25 or older and present for the entire stay.
Occupancy is 8 adults plus up to 4 children age 13 and under, 12 guests maximum, counted at all times of day including daytime visitors, per our city permit.
No parties, events, or bachelor and bachelorette gatherings. Quiet hours are 10 PM to 8 AM.
This is a multi level home with stairs between the main floor, upper deck, and downstairs level. It is not step free. Please plan accordingly for mobility needs.
No pets. Service animals are welcome as required by law.
Wood burning fires are prohibited. A propane fire pit and propane grill are provided instead.
Bear country. All trash and recycling must go in the approved wildlife resistant bins provided. Never leave food or scented items in vehicles or outside overnight.
For everyone's safety and per our permit, the home has one exterior security camera at the front entry facing outward, and a privacy safe noise monitor that measures decibel levels only. It never records audio or conversations.
A signed Rental Agreement, Good Neighbor Contract, and ID verification are required before check in access is provided. Please complete these promptly after booking to avoid delays.
GUEST ACCESS
You will have the entire home to yourselves, including the fenced backyard, game room, and garage. Check in is contactless via smart lock keypad. Your unique door code is provided in your check in instructions once your reservation steps are complete. Two parking spaces are in the garage and two in the driveway. Trash and recycling bins are stored in the garage. A digital guest guide with appliance instructions, Wi Fi details, and local recommendations is provided before arrival.
Nearest hospital: Barton Memorial Hospital, 2170 South Ave, about 5 minutes from the home. Urgent care and a 24 hour pharmacy are also nearby on Lake Tahoe Blvd.
